A new owner purchased what had been a late 19th-century cold storage unit. The floor covered 185,000 square feet. FGS/PermaShine professional contractor Scott Foate of Floorcare USA said, "Judging from this project, back in the late 1800's there must not have been too many engineering standards applied to concrete. We had to spend a lot of time and effort repairing the floor to get it to what we call 'ground zero' before we could get started."

In this case, Floorcare USA had to pull train car trackbeds, deal with the floor being as much as seven or eight inches off level from end-to-end, safely remove about 80,000 square feet of asbestos floor tile, remove and repair large cavities caused by embedded wood chips and blocks, and level the waves and low and high points in the concrete.

"We used L&M patch and repair products by the pallet-load," Foate commented. "They were user friendly and we got excellent results!"

After the patch and repair work, the FGS "grind" began. Foate continued, "The aggregate used in the original concrete was coarse granite chips. Consequently the floor, after 109 years, was very hard and took more time and more diamonds to grind."

But the results were beginning to show already.
